Typical roles — your sealed drawings and final quote control the contract. This is educational guidance, not a guarantee of every line item on every job.

  • Structural erection of primary frames when a full erection package is quoted
  • Secondary members — purlins, girts, and bracing per the erection drawings
  • Roof & wall panels and related trim as specified in the package
  • Framed openings for overhead doors, walk doors, and windows as detailed
  • Basic weather-tight installation of the PEB shell (panels, trim, sealants per system)
  • Coordination & support — delivery timing, drawing questions, and specialty-system notes (IMP, standing seam, liners) when included

Owner / site responsibilities

Typically by owner or GC

  • Foundation design and construction to PEB reactions and local code
  • Site prep — graded pad, drainage, and crane/equipment access
  • Access roads and material laydown space suitable for delivery trucks and lifts
  • Utilities — power, water, and temporary services as needed for the site
  • Permits and approvals with the local AHJ
  • Final inspections and any owner-required third-party reviews
  • Interiors — insulation beyond the PEB shell package (if separate), offices, MEP, floors, and finishes

Installation where the project allows

Full erection is quoted by site. Direct crews are strongest near our Bethpage office; partner crews are used when that is the better fit. Scope and timing vary.
